Homewolves is an all-in-one digital marketplace that connects property owners with short-term renters across Nigeria. Our platform empowers homeowners, landlords, and property managers to earn income by listing furnished apartments or rooms for daily, weekly, or monthly rentals.

 Who Qualifies to List a Property?

To list your property on Homewolves, you must meet the following requirements:

  • Ownership or legal management rights over the property

  • Compliance with local housing regulations (zoning, tenancy, etc.)

  • Availability of basic amenities (electricity, water, internet, sanitation)

  • Property must be furnished, safe, and habitable

  • Preferred in urban or high-demand areas (e.g. Lagos, Abuja, Port Harcourt)

How Do I List My Shortlet?

  1. Create an account on the Homewolves platform

  2. Navigate to “Add Listings Page”

  3. Complete the listing form:

    • Property details (location, type, number of rooms)

    • Upload high-quality photos

    • Set pricing, availability, and house rules

  4. Submit for review and approval

  5. Once approved, your listing goes live

📝 Listings are usually reviewed within 24–48 hours.

What Are the Earnings and Payout Processes?

  • Set your own prices (daily, weekly, monthly)

  • Homewolves charges a service fee (5%) per booking

  • Payouts are made 24–48 hours after guest check-out

  • Payments are processed securely to your Nigerian bank account

As a Host what are my responsibilities?

As a Homewolves host, you are expected to:

  • Maintain a clean, safe, and functioning space

  • Provide accurate descriptions and photos

  • Communicate promptly with guests

  • Honour all accepted bookings

  • Comply with Homewolves policies and Nigerian laws

Safety, Guest Verification & Damage Policies

We prioritize security and trust:

  • Guests undergo ID and payment verification

  • Hosts should install basic security systems (e.g. door locks, entry CCTV)

  • Clearly state house rules and damage policies

  • Report damages within 24 hours of check-out

💡 Homewolves will soon launch a Host Protection Plan (HPP) for accidental damage coverage.

Pricing Strategies & Service Fees

  • Use competitive pricing based on local demand

  • Consider discounts for long stays or early bookings

  • Homewolves’ transparent commission is shown before payout

Legal Compliance (Local Taxes, Housing Laws)

Hosts are responsible for:

  • Registering your shortlet business with local authorities

  • Adhering to local tenancy and shortlet regulations

  • Paying any relevant taxes or tourism levies

  • Declaring rental income for personal or company tax purposes

How Does Homewolves Work for Guests?

Homewolves allows you to:

  • Book securely using trusted payment gateways.

How Do I Book a Shortlet?

  1. Sign up or log in to your Homewolves account.

  2. Use filters to find your ideal property.

  3. Review the property details, house rules, and host profile.

  4. Click “Book Now” or “Request to Book”.

  5. Make your payment online.

  6. You’ll receive booking confirmation with check-in instructions.

📝 Some properties offer instant booking, others may require host approval.

Payment and Cancellation Process

  • Payments are made securely through the Homewolves platform.

  • We accept debit/credit cards and bank transfers.

  • A cancellation policy is displayed on each listing by the host:

Safety, House Rules & Verification

  • All guests must verify their identity with a government-issued ID.

  • Properties have house rules set by hosts (e.g., no smoking, no parties).

  • Report unsafe conditions immediately via the app or support channels.

  • Homewolves may remove users for policy violations.

Refunds & Issues with Properties

If your accommodation:

  • Does not match the description

  • Is unsafe or unclean

  • Is inaccessible or cancelled by the host

You are eligible for a refund under our Guest Protection Policy.

Guest Responsibilities During Stays

As a guest, you must:

  • Respect the host’s property and neighbors.

  • Follow all house rules.

  • Avoid damages or theft — penalties may apply.

  • Communicate professionally and promptly.

Booking a Car or Boat with Homewolves

  1. Browse available options using filters (location, budget, vehicle/boat type, etc.).

  2. Review listings for pricing, amenities, fuel policies, and insurance coverage.

  3. Choose rental duration and indicate self-drive or driver-assisted option.

  4. Pay online through our secure payment gateway.

  5. Receive a booking confirmation and pick-up or delivery instructions.

🛥 Boat rentals typically require host confirmation due to safety, crew availability, and maritime conditions.

Required Documents

For all rentals:

  • A valid government-issued ID (NIN, Driver’s License, or International Passport).

  • Driver’s license for self-drive car rentals.

  • Proof of address (for extended bookings or high-value vehicles).

  • Signed rental agreement (digital/physical).

🧾 Minimum renter age: 21 years.

Driver Policy vs Self-Drive

  • Self-Drive: Requires a valid Nigerian or international driver’s license.

  • Driver Option: Preferred for users unfamiliar with Nigerian traffic rules or for convenience.

  • Boat Rentals: All boats must be operated by a licensed captain or crew, per NIWA (Nigerian Inland Waterways Authority) regulations.

Fuel, Mileage, Insurance & Usage Terms

Cars:

  • Delivered with a full or half tank (as listed).

  • Mileage caps apply to certain vehicles.

  • Most bookings include basic third-party insurance. CDW (Collision Damage Waiver) optional.

  • Renters are responsible for tolls, fines, and misuse.

Boats:

  • Fuel costs may be included or charged separately.

  • Watercraft must stay within approved navigation zones.

  • Safety gear is mandatory for all passengers.

 Returns, Late Fees & Damage Policies

  • Return vehicles/boats on time to avoid surcharges.

  • A 1-hour grace period may apply.

  • Late returns attract hourly or daily penalties.

  • For damages, renters may be liable based on rental agreement and insurance coverage.

In Case of Accidents or Breakdowns

  • Contact Homewolves support line immediately.

  • A replacement, towing service, or emergency response will be arranged.

  • Follow up with documentation (photos, incident report).

  • Insurance terms determine liability and coverage.
